  1. I am trying to list a home for rent and I got a response from a Michael Williams. When I googled his name, a link showed up saying he is a rental scammer. How is this scam and what do I need to be aware of? I would truly appreciate your feedback.

    It’s fully furnished, but i can rent it unfurnished also, same price if unfurnished, i will use a moving company. As i said pets are allowed. If you decide to rent it and if something needs to be repaired liked a broken pipe or something you fix/repair it and will deduct the costs from the rent (at this moment everything is new in the apartment, but just in case, i wanted to cover this also). The lenght of the lease is flexible: long/short term. I have to tell you that i am in London, UK, i am here with a job contract for 5 years, i am in my first year now, i come to San Francisco every 6 months for 3 or 4 days and if you rent the apartment i will stay to a hotel. If you want to see the apartment i would send you the keys, a leasing contract-signed by me and proof of ownership by fedex-overnight- COD (cash on deliver – with option to open the package and accept or refuse the merchandise), at the destination address will be my apartment’s address and the receiver will be you. So, you have to be at the apartment or in front of the building when FedEx will deliver the package, open the package, take the key, open the door, look at the apartment and if you like it pay the FedEx delivery man the $3700, FedEx will release the money to me, you sign the lease and you’re my tenant :), if you don’t like the apartment FedEx will return the keys and the contract to me and that’s it (you pay nothing-i pay all the fees). If you agree i need your full name and a cell phone number, tomorrow i will go to FedEx and will tell you the exact day and hour when FedEx will be at the apartment..

    my note- Fortunately our son sent this letter to us and we warned him that it was a scam. His roommate replied to the above letter and told Ashley that they had decided they wanted to buy the loft in question. Ashley became very angry and that ended correspondence.

    • I got the same scam email from huyangganca@aol.com that Suzanne’s son did – thanks for posting Suzanne! Wording was almost the same, except name was different (Janette instead of Ashley), she was in Greece now instead of London and she hasn’t asked for money (yet), only for an address. But the apartment description was identical. I got suspicious before giving out any information because the price was way below market value for such a place. Here’s the email:

      “Hi again,

  9. THANK YOU FOR THIS INFORMATION. I WAS JUST APPROACHED BY THE UK SCAMMER. I HAVE AN APARTMENT LISTED ON CRAIGSLIST AND SURE ENOUGH, DAVID GARRY FROM THE UK WORKING FOR MMH INSURANCE WANTED INFORMATION. MY GUT TOLD ME SOMETHING WAS WRONG.

    SO, I GOOGLED HIS INFO AND SURE ENOUGH IT IS A SCAM.

    SO NEEDLESS TO SAY NO FURTHER CONTACT WITH THIS PERSON.

    • always google a name .i was very shocked that the lady or whoeva o she was in U.K but for felony charges. all real etate companys listed this house with crazy different descriptions each time. and with sign outside house to deal outside real estate. send deposit/rent and signed lease then able to view house.the emails were all about trust and god bless and dont dissappoint me crap. be very careful of things that just seem not right…and google,google google

  11. Thank you for your site. I almost fell for one scam before, so I’ve become smarter. I’ve run across another too-good-to-be-true ad. The first red flag was they had no phone number to call, just the Craigslist email. Plus the price is maybe at least $400 less than what a house of this size and condition would go for here — and possibly a lot more.

  12. Came across a listing for a gorgeous condo in Long Island City posted on NY Times Real Estate and Rentals Online. This two bedroom, two bath should be going for around $3K but instead was way below market value at $900! Upon reaching out to the property manager it became apparent the whole thing was a scam.   17. We are trying to rent our home in Vancouver this winter, and we have something suspicious going on. A Dr. Neville Lambiase from England has responded to our ad, but he has not been real responsive, nor has he actually demonstrated that he is aware of what I’ve sent him.   18. I knew it was too good to be true. On the listing website it says $950 monthly. Also, his e-mails went straight to the “junk” folder. That first raised my suspicions.
    We actually talked on the phone with him many times and discussed how we feel uncomfortable paying him over the internet without meeting him face-to-face or showing us the apartment.
    One day we walked over to the apartment and noticed it had a pad lock on the door. Strange. I’m about to go to the neighbor and ask them if they know the resident that lives there.

    I appreciate your intent of renting my apartment. I bought this apartment for my daughter during her studies in Canada, but now she’s back home ( London / United Kingdom ) permanently, so I’m renting the place for unlimited time. Before we go any further I would like to know a little something about you, like how many persons you intend to live in the apartment, and for how long and also a promised that you will take very good care of the place and the facilities. The flat is exactly like in the pictures, fully furnished and renovated. I must let you know that the apartment has a lot of facilities like laundry facilities, air condition, internet and telephone access and a car park and other necessary facilities. Also I have no problem for pets. I will rent the place for a minimum 3 months to max UNLIMITED PERIOD-PERMANENTLY, we’ll see what the future reserve us.
    The apartment is furnished, but I have the option of sending all my furniture into storage if you want to bring your own (no extra costs). The rent for one month is (for the entire apartment) is 700 $ per month including all utilities (water, electricity, Internet, cable, parking, air conditioning, fireplace, dishwasher, garbage disposal, microwave, refrigerator). The caution ( security deposit ) is 1.000 $ and you get it back when you decide to leave the apartment (you will have to give me at least 10 days notice).
    The apartment is available for move in at any date you wish. The problem is that I am located in United Kingdom, and I don’t have anybody in Canada to take care of the transaction. But I hired a real estate agency from here, from London, to take care of the transaction. I will pay for all the commissions, so you don’t have to worry about anything. Here is how the transaction will work: the agency doesn’t have an office in Canada, so they can’t send an agent for every customer because that would be to much expenses. So, in order to be sure of your seriousness, you must make a refundable deposit of 2.400 $ ( two rent months + security deposit ). The deposit will be made in a secure account of the real estate rental agency, and will be given to me only after you see the apartment, if you decide to rent. As soon as you will make the deposit, they will send an agent to meet with you and show you the apartment at any date favorable for you. After you see the apartment, if everything is fine, you will sign the contract with them, and you will pay me the monthly rental in my bank account. You will have paid 2 months, so the next rent will be paid on the third month. Also, the security deposit will remain at the real estate agency and you will recover at the end of your contract. In case you change your mind, or you don’t agree to rent, the agent will give you the full refund of your deposit in cash, at your meeting.
    I hope you understood the procedure, which in fact is the one used for any international transaction ( with the help of a respectable real estate rental agency which will assure a good collaboration and complete the transaction between us simple and without any risk ).
    If everything is fine, I wait for your details to start the procedure:

  28. I’m sorry but I am not comfortable with paying you before I get the keys…. It could be a scam, and I wouldn’t want to pay and then never receive any keys or documents, etc. You can use Pay On Delivery if need be to send the document/keys, that way I pay the delivery person the charge for shipping when it arrives. Also, do you not have a friend in Victoria (or a Real Estate Company) you have given a spare set of the keys to in order to give renters or show them the place? Also, is there a building manager I can call at 1655 Begbie Street’s apartment complex? Could you please give me his/her phone number?

My Wife and I are Australian citizens, in our 60’s and very responsible with impeccable references. I inherited the flat from my late father. He was actually residing there alone. He just recently passed away in an hospital with diabetes. This is why i decided to put up the property for lease. My wife and i recently relocated from Australia to Madrid, Spain on a working visa. We have been in the country for just over 5 months. Due to my new job offer at the Hospital Universitario La Paz here in Madrid.

    The whole flat is up for a total of 8000HKD per month. Which i also think is fair enough considering the location. I just need someone with an open heart, love and clean to occupy the apartment and put all my worries off concerning the maintenance of the apartment for now.

    The flat comprises of one bedroom. Excellent condition inside. Good sized lounge, with a sofa. Can sleep a max of 4, and ideal for family, couple and friends. The kitchen is fully equipped with all necessary cooking utensils.

    Just to let you know, the keys are right here with me. But there wouldn’t be any problem with that. As it can be posted to you, after all necessary agreement has be reached and signed into lease. Also i will like you to know that the rent charges is not really an issue here , but your absolute maintenance of the apartment, because it is good to keep the property in good condition, just for the memories of my father. I like Music and have deep interests in travelling. I respect every religion and love to hang around with people and i am definitely not a trouble maker and very helpful in nature. I got you inquiry about the property but Just before we move any further. my initial plan was to sell the house but the agent was not honest with me, he cheated on the tenant by getting higher rent from them and never deliver the money to me. The sale sign board will be removed from the house as soon as I get a tenant, so that people will stop contacting the number on the sign board. We need a responsible person (With good credit) that can take very good care of it as we are not after the money. I am not dealing with the Agents any more they are bad people.
